We advise landlords and property owners in a range of commercial property disputes, including lease breaches, forfeiture and arrears recovery.

We are regularly instructed in matters involving significant rent arrears, including cases where landlords are seeking to recover possession of premises while also pursuing outstanding sums. We advise on the available options at an early stage, including forfeiture, recovery proceedings and how best to protect the landlord's position depending on the circumstances.

Our work also includes dealing with breaches of lease covenants, such as unauthorised alterations, unlawful use, subletting and other non-compliance with lease terms. We advise on the preparation and service of notices, including Section 146 notices, and the steps required before enforcement action can be taken.

We are experienced in handling situations where disputes have escalated, including contested forfeiture proceedings and cases where tenants seek relief from forfeiture. We also deal with negotiations where matters can be resolved without the need for full proceedings.

Where action is required, we prepare matters properly and represent clients throughout the process, from initial advice through to court proceedings and enforcement.
